Commercial fence contractor for Livonia businesses and industrial sites

Anchor Fence is a commercial fence contractor for Livonia businesses, industrial sites, and property managers, working from our shop in Redford, just east of the city. We install commercial chain link, steel and aluminum fencing, swing and slide gates, cages and enclosures, guardrails, railings, and booths and turnstiles. We plan each fence around Livonia’s zoning rules, including the industrial limits on height and front yards. We call MISS DIG before we dig and can advise you on the Livonia fence permit, which the property owner obtains.

Commercial fencing for Livonia businesses

Livonia is home to a large industrial base. The city says its industrial land sits mostly in a 6-square-mile corridor with rail lines and quick access to I-96 and I-275, and that it holds over 33 million square feet of industrial space.

Properties we work with

Those buildings need fences that keep yards secure, guide trucks, and protect equipment. Anchor Fence works with the kinds of properties you find along that corridor and across the city:

  • Manufacturing plants, warehouses, and distribution yards

  • Contractor yards and equipment storage

  • Retail centers and parking lots

  • Apartment and condo communities

  • Office parks, churches, and schools

Each site has a different problem. A warehouse needs a gate that trucks can clear. A parking lot needs guardrails where cars meet curbs. An apartment community may need a dumpster enclosure and railings on its stairs.

How we run the job

Anchor Fence starts with a site walk. We look at traffic flow, gates, grades, and where the plows go. You get a written quote with the fence layout, materials, and gate hardware spelled out.

We call MISS DIG at least three business days before we dig. We schedule the crew around your hours, so deliveries and staff can still get in. After the job, every installation carries a two-year workmanship warranty. Steel and aluminum materials carry product warranties up to a limited lifetime, depending on the product. The property owner obtains the permit, and Anchor Fence can advise you on the rules and give you the layout and material details for the application.

We hold a BBB A+ rating and have been accredited since 2003.

Commercial fence systems we install

Anchor Fence installs the full range of fences and site features a commercial property needs. Each one has its own service page with more detail.

Chain link and security fencing

Commercial chain link fencing is the standard choice for yards, lots, and perimeters. It is strong, open for camera views, and quick to repair. We can install taller fabric, heavier posts, and security tops where the zoning allows them.

Steel and aluminum fencing

Commercial steel and aluminum fencing gives an office park or apartment entrance a clean, finished look. Powder-coated steel holds up better near salted roads as long as the coating stays intact.

Gates and slide gates

A busy yard lives or dies by its gate. We install swing commercial gates for people and smaller vehicles, and slide gate systems for truck entrances. Gate operators with keypads or remote controls are available.

Enclosures, guardrails, and railings

Cages and enclosures protect tools, stock, and equipment. Guardrails keep vehicles out of buildings, culverts, and walkways. Commercial railings make steps and ramps safer.

Booths and turnstiles

For sites that control who walks in, we install booths and turnstiles at gates and entrances.

Holding up through a Michigan winter

Snow, plows, and road salt are hard on commercial fences. Gates take the worst of it.

A slide gate that rolls on a ground track can jam with ice, packed snow, and salt grit. A cantilever slide gate has no ground track, which makes it easier to keep moving in winter. Its travel path still needs to be cleared. Plowed snow pushed against a fence adds weight to posts and fabric. We plan setbacks from plowed edges and heavier corner and end posts.

Frost is the other threat. Much of Metro Detroit sits on clay that heaves when it freezes. We typically set posts in 42-inch concrete footings, the same depth Michigan’s building code sets for house footings.

Zoning rules that shape a commercial fence

Livonia’s fence guide sets rules for industrial districts that differ from the rules for homes. Anchor Fence checks the zoning of your parcel before we design the fence.

  • Height: on industrial land, a zoning permit covers fences up to 6 feet. A fence from 6 to 8 feet needs a building permit as well.

  • Front yards: no fences in the front yard of an industrial lot.

  • Barbed wire: not allowed where a fence sits between or next to homes. Coils of barbed, razor, or concertina wire are banned in every district, with narrow exceptions for some industrial and utility sites.

  • Woven slats: the guide bans plastic strips woven into chain link.

  • Corner clearance: nothing over 30 inches tall in the 25-foot triangle at a street corner.

Some Livonia business lots back up to homes. When yours does, the residential rules on the other side of the line still matter.

Livonia commercial fencing questions

Yes. Livonia requires a zoning permit for fences on industrial land, and a building permit as well for fences from 6 to 8 feet tall. A replacement or major repair also needs a permit. The property owner obtains the permit, and Anchor Fence can advise you on the rules and give you the layout and material details for the application.

Up to 8 feet. Livonia’s fence guide lets industrial properties build fences up to 6 feet with a zoning permit, and from 6 to 8 feet with a building permit added. Fences are not allowed in the front yard of an industrial lot. Rules for office and business districts can differ, so we confirm your zoning first.

Sometimes. Livonia bans barbed wire where a fence is between or next to homes. It also bans coils of barbed, razor, or concertina wire in every district, with narrow exceptions for some industrial and utility sites. Anchor Fence checks your zoning and neighbors before we quote any security top.

A cantilever slide gate is often the easiest to keep running in a Michigan winter. It hangs on rollers and has no ground track to fill with ice, snow, and salt grit. Its travel path still needs clearing. Anchor Fence installs slide gate systems and swing gates sized to your trucks.

Yes. Anchor Fence removes the old fence and installs the new one. In Livonia, a replacement fence needs a permit and must meet the current rules, even if the old fence did not. That can change the height, the top, or the location, so we check the rules before we quote.

Plan your Livonia site fence with a walk-through

A good commercial fence starts with how people, trucks, and snow move through your property. Tell Anchor Fence how your Livonia site works, and we will design the fence and gates around it.
