Lake Orion fence installation, village and township

Anchor Fence is a family-owned Michigan fence company with a Redford shop and a North Oakland County location. We install vinyl, wood, chain link, and steel and aluminum fences, plus gates and railings, at Lake Orion homes. “Lake Orion” on an envelope can mean the Village of Lake Orion or Orion Charter Township, and the two handle fences in opposite ways. The village requires a fence permit, while the township does not require a building permit but applies zoning rules. We can advise you on what applies, call MISS DIG before digging, and give every installation a two-year written workmanship warranty. Call 248-392-0244 for a free quote.

Village or township? The answer changes your fence

The Village of Lake Orion sits inside Orion Charter Township, and each runs its own planning and zoning. A fence that needs a permit and a survey on one side of the village line may need neither on the other.

We ask for your address first

During your free quote visit we confirm which government covers your lot and measure the fence line against that set of rules. If your lot is near the village limits, confirm the boundary with the village office before you order.

Fences for Lake Orion homes

The fence you choose should fit the rules first and your taste second. We talk through height, style, and gate placement at the estimate. See all residential fence options.

Privacy that fits the township setbacks

In Orion Township, a privacy or decorative fence can be up to 6 feet, but it cannot sit in a required yard setback. That means a 6 foot privacy fence in vinyl or wood usually has to be set in from the lot line. We lay that out for you.

A fence that encloses the lot can run on the lot line in Orion Township, but it is limited to 4 feet, and a taller one on the line needs a variance. A 4 foot chain link or aluminum fence is a good fit for a yard with a dog.

Village yards with a permit and a survey

Inside the Village of Lake Orion, a new, replacement, or reconstructed fence needs a village fence and wall permit. The application asks for proof of where your line is. We can help you get ready with a clear layout and material details, and the property owner applies to the village.

Posts for frost, and a call before we dig

A fence is only as good as its footings. Anchor Fence sets posts in concrete to a depth that holds up through Michigan frost, so gates keep closing and fence lines stay straight.

  • At least 3 business days before we dig, a MISS DIG request goes in so public utilities can be marked.

  • Replacing a post in the same hole by hand without power equipment can be exempt, but we plan around buried lines either way.

  • Private lines are not marked by MISS DIG. Show us your sprinkler or any lighting lines at the estimate.

Village of Lake Orion

The village requires a fence and wall permit through its Planning and Zoning office. Ask the village office for its current height limits before you choose a style.

  • Permit required for new, replacement, and reconstructed fences or walls.

  • A fence on or within 3 feet of the lot line needs a sealed, staked boundary survey, or a notarized neighbor consent plus a mortgage survey.

  • A fence more than 3 feet inside the line needs a certified mortgage survey.

Orion Charter Township

The township building department says a fence does not need a building permit, but zoning rules still apply, and the Homeowners Guide lists fences among projects that may need zoning approval.

  • Lot enclosing fences: up to 4 feet, allowed on the lot line.

  • Privacy or decorative fences: up to 6 feet, not in any required yard setback.

  • A taller fence on the lot line requires a variance.

Your village or township building department issues any permit. You or your contractor should confirm with the right office before work begins.
